Preperation For Marketing

Potential tenants will be impressed by a bright, well maintained property so you should pay particular attention to how your property is presented. We would recommend high quality professional photographs and floor plans for all online advertising.

The property should be neat and tidy before any photography or viewings. Make sure to get a professional cleaner in to help make the difference and apply a fresh coat of paint, where needed.

Reaching Potential Tenants

We will ensure that your property is seen for the first time by our qualified database of existing clients. We will also undertake full marketing to include adverts across Northern Ireland’s main property websites, Propertypal.com and Propertynews.com, erection of a distinctive “TO LET” board, social media advertising, as well as local press coverage.

Viewings

A member of McAllister Estate Agents will show prospective tenants around your property and will answer any questions they may have.

We make it our priority to follow up any viewing within 24 hours and pass on all feedback to you, the landlord.

Agreeing An Offer

As soon as a viewer has declared an interest in your property, we will request a fully completed application form, along with a holding deposit to ensure their commitment to the property.

The holding deposit allows us to put on hold any further marketing while we negotiate the best offer for you, both in terms of rent level and length of tenancy.

Obtaining References

We follow up on all references, checking each applicant’s employment, rental and credit history. We use an independent credit-referencing agency to ensure that our search is accurate and impartial.

We believe that this is the most important part of the letting process as security to our clients is paramount.

Making Sure Your Let Is Legal

There are a number of different legal obligations which must be adhered to before a tenancy commences. These currently include, by way of example, the provision to the tenant of an energy performance certificate (EPC), obtaining an annual gas safety certificate from a Gas Safe Register engineer and registration of the tenant’s deposit with an authorised deposit holding company.

Once the applicant and property have passed all our checks, we will draw up a tenancy agreement to be signed by the tenant and you.

Moving Day

The tenant’s moving in day has arrived and all that remains is for keys to be handed over. In advance of this day we will have checked all references, collected deposit and rent monies, completed an inventory and obtained a signed tenancy agreement.

We will also set up a monthly standing order to ensure that the rent is collected automatically from the tenant’s account.

Documentation

We will promptly send you documents relating to your letting after move in has occurred. This will include the inventory, tenancy agreement and statement of accounts.

Out of Hours Answering Service

All calls to our office are important and we know that tenants and landlords often need to contact us out of hours.

When our offices are closed, all calls are re-routed to an external answering service where representatives will take messages and forward them promptly to the relevant department who need to take action.

Property Management

Our professional property management service will ensure your investment is protected at all times, allowing you to get on with other matters in your life. We will ensure that your tenant pays on time each month and is respectful of the condition of your property.
