Home Staging - What is it all about?

Home staging is the art of dressing and presenting a home to appeal to the maximum number of buyers.

It does not involve renovation or refurbishment work. It is fine tuning the presentation of a home. Home stagers take the best bits of a home and use clever techniques and props to accentuate the positives.

We all know how important first impressions are. Home staging helps create the best first impression you could possibly hope for. It adds an air of quality and luxury to your home. This compliments your property photography and marketing. Home staging and quality property marketing work hand in hand.

In a nutshell – home staging helps make your viewers fall in love with your home. Someone who loves your home will pay a premium and act with speed to ensure they bag their dream property.

Home staging visually sells a lifestyle that your property can offer. It draws on the emotions of the viewer. It works by playing to all the viewers senses. Home staging creates an atmosphere and a lifestyle that appeals to the most amount of people.

Along with high quality photography and property marketing, home staging can help your home stand out above all your competition. This is extremely important when selling. You don’t want to blend into the background.

Costs vary depending on level of service. An initial consultation generally costs between £100-£200. If you instruct a home stager hourly rates are usually between £50-£75 an hour. Some may need you to buy your own props whilst others will rent these to you.

In total home staging shouldn’t cost more than £1000-£2000. Whilst this is an outlay, it will increase your chance of selling quicker and for more money, so it is worth it.

Whilst you cannot beat the experience and knowledge of a professional home stager there are ways that you can stage your own property and save on costs.

To prepare your home for staging make sure that you have completed all your outstanding DIY jobs. Deep clean and brighten up any dull or dirty walls with a lick of paint. Declutter and create space.

For inspiration and ideas on home staging look at home interior magazines. Note how they style the houses and how they present them. Visit your local property developers show house. You will find plenty of inspiration and ideas for home staging here. Take photographs so you can look back on them later.

When replicating and styling your own home, keep decor and colours neutral. Use muted toned fabrics and accessories. Create light, space and atmosphere.
